What is the most suitable procurement method for each stage of the proposed development?

The procurement methods for a particular construction project is determined by certain factors such as speed, the quality expected, financing, risk, budget and specific project constraints. One of the causes of poor project performance is the use of inappropriate procurement methods and the use of appropriate procurement method is considered to result in the success of the project.

a) Design and Build

This particular procurement process will be important in the construction of low rise buildings residential buildings in Marrickville of approximately 60 and in this particular procurement method, the contractor will develop the design himself and after the design, the reviving of the design is done by the client and the contractor is requested to perform certain adjustments as per the aspects. Then the cost of construction and execution of the project is agreed upon. This process will be advantageous to the client since the client will not have to appoint the design consultant for the project. This particular method is also preferred in high rise buildings. The use of this method eradicates errors resulting from miscommunication since the project embraces collaboration which is the root of innovation and customization.

This method replaced the traditional method and in this process, the contractor, designer and the owner are working together as one team to meet the client or owner expectations.  The members of the team are focusing on solving the problems and not blame games. The method allows the owner of the building only to manage a single contractor who in returns manages all the subcontractors and designer. b. Management Contracting

The client is expected to engage with the contractor to carry out an active role in the project at an early stage (Rahmani, 2017). The project will be divided into packages such that every package will have a contractor and this appointment is done at the design stage. Task and services provided by the management contract at the post-contract stage include;

  • Upholding the site development and supervising the process of construction.

  • Settling out of the project.
  • Organization of site examination and authorizing.
  • Arrangement of welfare facilities and site accommodations.

Management contractor is expected to be experienced and the general design is the obligation of the client specialists while the packages of the work are defined by the management contractor (Foward, 2014).  Some of the benefits that will result from management contracting include;

  • It is helpful for a complex project where there is slight design information is obtainable at the beginning of the project.
  • Fixing of management and preliminaries fee permitting for a degree of certainty on price.
  • The design team can control the quality(Vilasini, 2011).
  • There is great scope for client changes.

This particular procurement method will be important in this particular project since it is considered a complex project since the project will be distributed into numerous sets.
